The Planning Administrator works with the residents, businesses, and developers to provide guidelines for well-planned and sustainable growth and development by utilizing the town's Zoning Ordinances, Santee Style Book, and Comprehensive Plan. The Zoning Administrator is designated by the mayor and council. The duties include: the interpretation of the terms and provisions of the zoning ordinance, administration of zoning permits, certificates of zoning compliance, applications for amendments and special exceptions, presentations to the planning commission and town council, properly investigating and initiating action to prevent, enjoin, abate, or remove violations.

Zoning Permits
No building or other structure shall be erected, moved, added to, or structurally altered without a zoning permit issued by the town’s zoning administrator. The zoning administrator will review the plans for compliance in zoning setbacks, structure design, parking, landscaping, lighting, signage, and accessory structures. Note: other structures include swimming pools, fences, porches/carports, driveways.
Applications for zoning permits shall be accompanied by plans drawn to scale and shall include existing or proposed uses of the building and land, and such matters as may be necessary to determine conformance with the zoning ordinance.
The Town of Santee currently contracts with Orangeburg County to provide building inspection services for the town. Once plans have been approved by the Town of Santee, approval will be forwarded to Orangeburg County for building permits and inspections.
If the work/project has not begun within six months or has not been substantially completed within one year of the date of the approval, the permit shall expire and be canceled by the zoning administrator.
